We are MBIE-accredited Licensed Building Practitioner (LBP) in Design 2.

Residential New Build Design Service

As the first step of your building process, it is crucial to get the design right to ensure a smooth sailing journey. At Esque House Design, we will bring your ideas to life by following our well-established design and consultation process. With our 10+ years' experience and meticulous attention to detail, we will make sure that you have a stress-free consenting process and successfully obtain the building consent for you to move on to the next stage: construction.

Residential Renovation Design Service

Home renovation, whether it is an alteration or extension to your existing home, will often require building consent or discretionary exemption. At Esque House Design, we will advise you on the feasibility of what can be done to better enhance the existing space, and we will assist you in obtaining the type of consent required to achieve your vision.

Other Services

We also offer the following services:

3D Renders ranging from perspective exterior renders to bird-eye-view 3D floor plans.
Resource Consent Application as required and in conjunction with the building consent application process.

Our Process

Initial Consultation

We offer a one-hour FREE design consultation, so you are welcome to get in touch with us to book a face-to-face meeting to discuss your project and design brief.

Letter of Engagement

Following our initial consultation, we will provide you with our Letter of Engagement outlining the scope of work, our services and fees, as well as our terms and conditions. We will also advise you on any additional consultants (i.e. engineer, planner, surveyor... etc.) you may require, as well as give you an indicative time frame on the design and consenting process.

Concept Design

Once the Letter of Engagement is signed, we will start the design process by thoughtfully integrating your design brief and all relevant information to create the first set of concept drawings, complete with 2x house only 3D renders, so you can better visualise your design ideas on paper. We will also provide comments and follow-up questions to assist you in making informed design choices.

Developed Design

After you have carefully reviewed the initial concept design, we can meet again to discuss any changes you would like to make. We will continue to refine your design until you are 100% happy with it. We will then produce a set of pricing drawings for your builder or quantity surveyor to estimate the construction cost. We can further revise the design at your request following the pricing estimate.

Resource Consent

At this stage you will be fully informed if a resource consent is required. We will advise you whether a planner should be engaged (for more complex applications), or if we will be able to apply for the resource consent in conjunction with the building consent process.

Consent Documentation

We will complete a full set of consent/construction drawings for you to review prior to submitting to the council. Where applicable, we will organise for truss/foundation/structural design etc. to be completed by nominated specialist consultants. We will then prepare all documentation required and submit to the council to apply for the building consent.

Building Consent

We will be liaising with the council on your behalf during the consenting process, including responding to all Request for Further Information (RFI) issued from the council. Councils usually take up to 5 working days to vet and accept an application, and up to 20 working days to process the application (the statutory clock stops when RFI is issued and resumes when RFI is responded).

Construction

Once the building consent is issued, we will be handing over the baton to your builder to start building your new home! We will still be available should you or your builder require our input on design-related matters throughout the construction.
